MAP UPDATE COMMUNICATION

Hurricane Season 2016 has officially started!  Hurricane Season Dates 2016 (June 1 -  November 30).

 

Rob Dunagan (Flood Doctor) is proud to provide the Golden Isles with its First "direct access" Flood Map and Hurricane update live communication site! The Flood Doctor will be providing flood map updates for all of Georgia as well as responding to any specific questions you may have for your property via GAFLOOD.com.

 

The FEMA Flood Map Update process is currently underway for the Golden Isles.  The Federal Government has specific steps that must be taken prior to the "actual implementation" of any map changes or modifications.  The map modification process is proceeding smoothly and the overall preliminary information we have been given appears to be positive for most Glynn County Residents.

 

 I would strongly suggest viewing the proposed changes for your area of concern so you can have the maximum time possible to prepare for and understand potential changes to your local building codes, designated flood zones, insurance cost, and general preparedness for Hurricane Season 2016.  You can view changes specific to your property via GAFLOOD.com.  Click on the "Updated FEMA Map FLOOD ZONE" link and follow instructions to get your personalized "flood snapshot".

 

 Although it is not possible to provide guaranteed information until the new map changes are in effect, we can partner together to provide potential scenarios and solutions for your specific concern or property.   The Flood Doctor has taken steps to make all information and tools directly accessible to  you 24/7. 

  

Few things to consider prior to reviewing your property:

  1. When will the map changes actually take place?   Currently this date is "unknown" due to FEMA required steps to not only provide new map info to the local government and its residents but also allow them the opportunity to discuss and potentially modify proposals.  The new maps are expected to be in force late 2016, potentially early 2017.   We will provide information as it becomes available to us.   See below for the May 15 update from FEMA Map Status.  
  2. How will the new map proposals affect my property?  You can find specific information for your property via GAFLOOD.com.  Simply click on the chalkboard link "FLOOD ZONE" (updated FEMA Flood Map).  Follow the instructions to view and create a "Flood Snapshot" for your property.  This "flood snapshot" should demonstrate your current flood zone and the new proposed flood zone change, if any.  FYI in general flood zone risk and respective insurance cost flow in the following manner from Low to High (X flood zone(low risk), A flood zone (high risk medium), V flood zone (high risk).    We will need to partner together to review the specifics for your property.  
  3. PROPERTY SPECIFIC FULL RISK DETERMINATIONS:   The Rob Dunagan Agency will be offering specialized risk reviews on a first come first serve basis.  Fees will be based on the specific property location and depth of review necessary for complete analysis (avg cost $50-$250).   GAFLOOD Licensed Flood Specialist will personally visit the property and prepare a Full Flood Risk Analysis.  The analysis will show current flood zone and insurance rates, proposed flood zone with proposed insurance rates, and specific solutions to best prepare the property for proposed changes and overall Hurricane Protection.  The GAFLOOD Full Risk Analysis will provide invaluable information to support individual property and its current or potential future owner!
